How we diagnose

Most leaks don't show up where the water enters. We start at the ceiling stain, work backward up the roof, and inspect tile, underlayment, flashing, and penetrations until we find the actual entry point. Then we quote the fix.

Common fixes we handle

Cracked or slipped tiles, missing or wind-damaged shingles, failed pipe boot flashings, valley leaks, lifting cap shingles, blistered low-slope membranes, and skylight perimeter leaks. We document the source with photos before and after.

When repair is enough

If the underlying roof is in good shape and the failure is localized, repair is the right call. If you've got widespread granule loss or repeated leaks in different spots, that's a replacement conversation. We won't sell you a repair on a roof that needs to be replaced.
